This month had a major event that I think will make it hard for the various ROI sites to even track accruately anymore… The “New Agency Test” aka Prosper is suing borrowers.
For me (I opted into the pool) I had my 6 loans immidiately defaulted at $0 value. Over time as the loan pool progresses I hope recover at least the JDB price of ~10% and hopefully much more… How will the 3rd party sites track this event? On any given loan there will be lenders that opted in and lenders that opted out.
Regardless I was expecting a drop this month…

It is time for the end of September 2007 update of the IRR Lender “Game.”
This month was just a regular month. A Collections guru was hired and I did have a collections paymnet at the last second that saved me from a negative model IRR. Hopefully, a sign of things to come.

So without further ado:
Highest IRR Model: Eric’s Credit Community 3.38%
Largest IRR Model Improvement: Eric’s Credit Community improved 331 basis points by going from 0.07% to 3.38%.
Lowest IRR Model: Pensioner (11.39%) with LazyMan hot on his heels at (10.70%)
Largest IRR Model Degradation: LazyMan losing 239 basis points by going from (8.31%) to (10.70%).
Highest IRR Best: LazyMan 18.92%
Largest IRR Best Improvement: pensioner improved 206 basis point to 12.19%
Lowest IRR Best: Eric’s Credit Community 10.00%
Largest IRR Best Degradation: no one degraded.
The “game” is tracking portfolio IRR through time. We will be tracking both a best and worst case value. The best case assumes the entire account value will be received at the time of the update. The model case assumes that all loans 1 month or more late will be wroth zero.

It is time for the end of August 2007 update of the IRR Lender “Game.”
This month saw another debt sale. Debt sale events typically cause the highest IRR to go down (less absolute potential as loans were sold for a fraction of there worth) and the model IRR to go up (the loan were sold for a greater than $0 value).

Highest IRR Model: RateLadder_com 2.75%
Largest IRR Model Improvement: RateLadder_com by going from 0.57% to 2.75% he improved 2.18%.
Lowest IRR Model: Pensioner (13.90%)
Largest IRR Model Degradation: leporello by going from 2.61% to (1.35%) he degraded (3.96%).
Highest IRR Best: LazyMan 17.55%
Largest IRR Best Improvement: None all players degraded.
Lowest IRR Best: Eric’s Credit Community 9.85%
Largest IRR Best Degradation: pensioner by going from 18.10% to 10.13% he degraded (7.97%).

It is time for the June 2007 update of the IRR Lender “Game.”
Since the last update there has been a delinquent debt sale. This is a major event for our IRR game and it remove assumptions about defaulted debt by solidifying losses and increasing the cash position.
This will cause the best IRR values to go down, but should increase the model values albeit working off of a lowered maximum… For an example of this is action see pensioner’s results. His best IRR dropped 11 percentage points.

Highest IRR Model: RateLadder 5.07%
Largest IRR Model Improvement: leporello by going from 0.18% to 4.45% he improved 4.27%.
Lowest IRR Model: Pensioner (11.41%)
Largest IRR Model Degradation: Retireme99 by going from 3.20% to (7.53%) he degraded (10.73%).
Highest IRR Best: LazyMan 19.18%
Largest IRR Best Improvement: RateLadder by going from 14.04% to 17.61% he improved 3.57%.
Lowest IRR Best: Eric’s Credit Community 12.48%
Largest IRR Best Degradation: pensioner by going from 26.24% to 15.22% he degraded (11.02%). This is due to the delignquent debt sale of ~40K of loans being sold.

Lowest IRR Model: Pensioner (9.81%) Ouch!
Largest IRR Model Degradation: Pensioner by going from 0.97% to (9.81%) he degraded (10.5%).
Highest IRR Best: pensioner 26.24%
Largest IRR Best Improvement: Retireme99 by going from 15.66% to 16.35% he improved 0.69%.
Lowest IRR Best: RateLadder 14.04%

It is time for the March 2007 update of the IRR Lender “Game.” This is going to be more about accomplishments during the last month rather than pure calculations. So without further ado:
Highest IRR Model: epetroel 8.07%
Largest IRR Model Improvement: LazyMan by going from 1.06% to 5.62% he improved 4.56%.
Lowest IRR Model: Leporello (3.10%) but that is an improvement of 2.35%
Largest IRR Model Degradation: RateLadder by going from 12.86% to 3.33% he degraded (9.53%). My only comment is that this was from one loan… the only late AA with 0 current DQ that originated from 06/01/06 to 1/1/2007.
Highest IRR Best: pensioner 25.94%
Largest IRR Best Improvement: RateLadder by going from 12.86% to 13.66% he improved 0.8%.
Lowest IRR Best: RateLadder 13.66%
Largest IRR Best Degradation: none. Everyone improved.

Retireme99 wrote his own intro:
I started lending in May 2006… let the money sit for awhile to see how it worked… then got back into it more actively recently. Looking at my results I have been happy that only two loans have gone 1+ months late. I have another couple lurking which worries me.
Plus I am the creator of the wonderful plug-in for Internet Explorer that greatly enhances the user experience of the Prosper website.

LazyMan of popular personal finance blog Lazy Man and Money (one of my favorites) and Lazy Man and Health has joined the “game”. He has been a Prosperite (aka TechnologyGuy) for over a year. Which also makes him the first oldtimer to join the game. You can see from his cashflow that he is methodical and disciplined. Will that help his returns in the long run?
